The Columbia, SC Home Seller’s Guide
How to price, prepare and sell your Midlands home for the strongest net, with fewer surprises along the way. Written by local Realtor Cameron Flemming.
Start with your net, not your price
The number that matters is what you walk away with. Cameron builds a net sheet that starts with your expected sale price and subtracts your mortgage payoff, agent compensation, closing attorney fee, the South Carolina deed recording fee, prorated property taxes and any repairs or seller-paid buyer costs.
Want a quick option too? You can compare a cash offer side by side with listing on the open market, then choose with real numbers in front of you.
Time your sale
In Columbia, the market typically picks up from late winter into early summer. A few local factors also shape demand:
- Fort Jackson moves. Fort Jackson trains about half of all soldiers entering the Army each year (U.S. Army Fort Jackson), so military families arrive and leave all year, with heavier movement in summer.
- The USC calendar. Homes near campus see interest from parents, faculty and investors around the academic year.
- New construction competition. In growth areas like Blythewood, Elgin and Lexington, builder incentives set the bar your listing has to beat.
Price it right in the first two weeks
Your listing gets the most attention in its first two weeks. Overpricing usually leads to fewer showings, price cuts and a lower final sale price. Cameron prices from a comparative market analysis of recent sales, active competition and pending deals near you, adjusted for condition, updates and lot.
| Pricing approach | What usually happens |
|---|---|
| At market value | Strong showings, competitive offers, sold on your timeline |
| Slightly under market | Can create multiple offers in the right price band |
| Over market | Fewer showings, longer days on market, price cuts |
Prepare for top dollar
Buyers form an opinion in the first few seconds of photos online. Focus your time and money where it shows:
- Curb appeal: fresh pine straw or mulch, trimmed shrubs, a clean front door and working exterior lights
- Declutter and depersonalize: clear the counters, edit the closets and pack away about a third of your belongings
- Small fixes: leaky faucets, sticking doors, burned-out bulbs and missing outlet covers
- Paint and light: neutral paint and bright bulbs make rooms look bigger in photos
- Service the HVAC: buyers in the Midlands ask about it every time
- Consider a pre-listing inspection so surprises don’t surface after you’re under contract
Complete your SC disclosures
Most South Carolina sellers of one- to four-unit residential property must give buyers the state’s Residential Property Condition Disclosure Statement (SC LLR form). Homes built before 1978 also require a federal lead-based paint disclosure. Answer honestly and completely. A clear disclosure builds buyer trust and reduces the risk of disputes later.

Compare offers like a pro
The highest price isn’t always the best offer. Cameron lays every offer out side by side:
| Compare | Why it matters |
|---|---|
| Net to you | Price minus seller-paid costs and concessions |
| Financing type | Cash, conventional, FHA or VA, and how strong the pre-approval is |
| Due diligence period | A shorter window means less time for a buyer to walk away |
| Appraisal terms | Whether the buyer will cover a gap if the appraisal comes in low |
| Closing date & possession | Fit with your move and next purchase |
Under contract: inspections and appraisal
Expect a home inspection and a CL-100 wood infestation report during the buyer’s due diligence period. When repair requests come in, Cameron helps you decide whether to repair, credit or negotiate. If the appraisal comes in below the contract price, he’ll review the comparable sales the appraiser used and help you work out the best path forward.
Closing day and your costs
A South Carolina attorney supervises the closing. Typical seller costs include:
| Cost | How it works |
|---|---|
| Mortgage payoff | Paid from your proceeds at closing |
| Agent compensation | Set by your listing agreement and fully negotiable |
| SC deed recording fee | $1.85 per $500 of value, or $3.70 per $1,000 (SCDOR). About $1,110 on a $300,000 sale, customarily paid by the seller. |
| Attorney & deed prep | Your share of attorney and document fees |
| Property tax proration | Your share of the year’s taxes up to closing day |
| Concessions & repairs | Anything you agreed to during negotiation |
Capital gains: If you owned and lived in the home as your main residence for at least two of the last five years, you may be able to exclude up to $250,000 of gain, or $500,000 if married filing jointly (IRS Topic 701). Talk with your tax professional.

Seller FAQs
Do I have to fix everything before I list?
No. Focus on safety items, obvious maintenance and anything that will look bad in photos. Cameron will tell you what’s worth doing and what to skip.
Should I buy first or sell first?
It depends on your equity, your financing and your market. Options include a contingent purchase, a bridge loan, or selling with a leaseback. Cameron can coordinate both sides.
How long will it take to sell?
Columbia homes have recently averaged about 41 days to sell, according to Redfin, but price, condition and location matter. Once you’re under contract, closing is often 30 to 45 days.
Is a cash offer better than listing?
A cash offer can be faster and simpler, while listing on the open market often brings a higher price. Comparing your net both ways is the clearest way to decide.
What does Cameron charge?
Listing compensation is negotiable and spelled out in your listing agreement. Cameron will explain exactly what’s included before you sign.
