Is Chapin a Fit for You?

Chapin tends to appeal to:

  • Buyers who want the Chapin schools in District Five
  • Lake lovers, from waterfront owners to buyers who want to be minutes from public ramps
  • Buyers who want a small-town feel with new construction
  • Remote workers and anyone commuting to Irmo, Harbison or Newberry
  • Move-up buyers who want basements, which are rare in the Midlands, at communities like Chapin Place

Homes & New Construction

Chapin offers everything from waterfront estates on Lake Murray to new single-family communities in the $290s to $400s. Some newer neighborhoods offer finished basements thanks to the rolling terrain, which is unusual for the Midlands. Lake-access neighborhoods, deeded boat slips and golf communities add more choices.

Schools

Chapin is in Lexington-Richland School District Five, which Niche ranks among the top two districts in South Carolina. Chapin High School on Columbia Avenue anchors the Chapin attendance area, which includes its own elementary and middle schools. Because the Chapin and Dutch Fork attendance areas meet near the lake, confirm zoning for each address.

School zoning can change. Confirm the assigned schools for a specific address with the district before you buy.

Commute & Getting Around

I-26 links Chapin to Irmo in about 15 minutes and to downtown Columbia in about 30–40. Columbia Avenue is the main road between I-26 and the lake, and SCDOT broke ground on the Columbia Avenue Corridor Improvement Project in May 2026, adding divided medians and a boulevard design. Expect construction delays during the project, with smoother traffic once it’s finished.

Property Taxes

South Carolina assesses an owner-occupied primary residence at 4% of its value, compared with 6% for second homes and rentals, according to the SC Revenue and Fiscal Affairs Office. Owner-occupied homes are also exempt from school operating millage, which makes a big difference. That rate is not automatic: you must apply for the legal residence (4%) assessment with the county assessor after closing.

Most of Chapin is in Lexington County, but some areas fall in Richland or Newberry County. Homes inside town limits pay an extra town millage of 16.69 mills.

Before You Buy in Chapin

  • For waterfront homes, review the dock permit, winter water depth and the shoreline management rules before you make an offer.
  • Check the flood zone and insurance costs for lake and creek lots.
  • Ask whether the home is on town sewer or septic.
  • Columbia Avenue construction will affect commutes into 2027 or later, so plan your route.
